What source of revenues supports the
activities of the NHBAN?
Revenues to support the NHBAN are generated through traditional referral
fees paid by brokers on closed transactions only. Therefore, our success is
tied directly to your success, since the NHBAN receives no payment for our
efforts unless your home sells.
Does working with an NHBAN Certified Broker
increase the costs charged for listing my home?
The simple answer is no. In the business of real estate, the structures of
commission splits, including referral fees, follow agreements
well-established throughout the industry. Additionally, one of the most
important conditions of broker certification by the NHBAN is the assurance
that marketing fees charged are competitive for your market.
What assurances do I have that my NHBAN
Certified Broker will professionally handle the marketing and sale of my
contingent home?
The requirements established by the NHBAN for broker certification are
designed to assure your home will be marketed and sold professionally in
every respect. All NHBAN Certified Brokers must:

a written, comprehensive Comparative Market Analysis to help you better
determine the best asking price and overall marketing strategy.

Develop
and implement a customized marketing plan designed specifically to create
the positive market exposure necessary to help you sell your home most
successfully.

Provide
consistent, responsive communication and customer support through all phases
of the selling process, including listing, marketing, selling and closing.

Be
properly licensed and insured to conduct real estate business in the state
in which they practice.

Maintain membership in good standing in National Association of REALTORS®
and conduct their real estate activities in conformance with the REALTORS®
Code of Ethics.
What if, after my
initial meeting, I feel the NHBAN Certified Broker is not the best choice
for me?
We understand that due to personality characteristics and other factors,
it’s possible that you may not feel comfortable with the broker we refer. In
this case, simply contact your NHBAN Assistance Specialist, who will be
pleased to arrange a meeting with another NHBAN Certified Broker, until we
have found the broker you feel will help you most successfully sell your
home.
Once I meet with an NHBAN Certified Broker,
is there any obligation to enter into a marketing agreement?
You are under no obligation to enter into an agreement with any broker
introduced to you by the NHBAN. However, considering the care applied to the
selection process, as well as the high level of professionalism consistently
delivered by our NHBAN Certified Brokers, we’re confident you’ll find the
broker we refer to be more than qualified to help you successfully sell your
current home.
If I choose an NHBAN Certified Broker to
market my home, what guarantee do I have that my home will be sold at a
price I find acceptable?
As in the case with any broker you might hire, unless you have entered into
a structured guaranteed buy program, there is no guarantee that your home
will sell at a price you feel is acceptable. The successful sale of your
home is relative to many market factors beyond anyone’s control, as well
your expectations regarding the fair market value of your property. However,
by introducing you to a broker with a proven track record of professionalism
and success in your specific market, and establishing minimum standards of
performance, the NHBAN can significantly increase the likelihood that you
enjoy a successful sale.
Why doesn’t my builder refer me directly to
a local broker to help me sell my current home?
In some cases, your builder may feel it appropriate to do so. Many
builders, however, recognize that just as their contacts and expertise allow
them to better identify subcontractors and suppliers who provide the highest
quality at the most competitive prices, the NHBAN maintains the contacts and
expertise to best help you identify a highly qualified broker. Further, as a
licensed broker, the NHBAN is better positioned to enter into an agreement
with our Certified Brokers establishing specific requirements designed to
increase the likelihood of a successful sale for you.
What information about me does the NHBAN share with my builder?
Although the status of the sale of your contingent home is usually important
to your builder, no information is provided by NHBAN to your builder without
your permission. To minimize problems relative to the timing of closings and
occupancy, we encourage you to discuss your builder’s concerns in this area
and to maintain regular communication regarding the sale of your home.
